Turning a Two-Year Challenge into a Success Story
Selling your own property independently during challenging times can be a daunting journey. For this particular vendor, an attempt to sell their home privately during COVID-19 left the property listed for as long as two years without finding a suitable buyer.
When I took over the listing in October 2023, I initiated a more strategic approach. By December 2023, just after introducing only the third prospective purchaser, a genuine match was found! The buyer was immediately attracted to the property’s prime location, highly appreciating its close proximity to Pavilion Bukit Jalil.
Navigating property transactions sometimes requires patience, particularly when regulatory approvals are involved. The process required obtaining a consent title transfer from a Bumi Lot to a Non-Bumi Lot. Thanks to persistence and proper handling, the approval was successfully granted on the second application in August 2024, leading smoothly to the official key handover.
For the vendor, parting with the property was quite bittersweet. The home held deep sentimental value, anchored by its exceptional location and a wonderful, multi-racial community of neighbors who looked out for one another. As the vendor wisely notes, having good neighbors is a true blessing as they are the ones who tend to watch over our homes when we are away.
Both the vendor and purchaser were a pleasure to work with, making the entire process seamless. When the timing aligns correctly, every case successfully closes.
